A section of the A259 King’s Road near Brighton Palace Pier has been closed with immediate effect due to serious safety concerns linked to the fire-damaged Royal Albion Hotel.
Why Is the A259 Closed?
Following the Royal Albion Hotel fire in summer 2023, part of the structure remains standing. A recent structural engineer’s report warns that the damaged building and its scaffolding are at risk of catastrophic failure.
For public safety, Brighton & Hove City Council has instructed Britannia Hotels, the owners of the site, to:
✔️ Carry out urgent risk assessments
✔️ Make the structure safe
✔️ Erect safety barriers to prevent access to hazardous areas
Which Roads Are Affected?
The closure impacts both carriageways of the A259 between the Aquarium roundabout and East Street, affecting traffic flow in Brighton city centre.
🔸 No vehicle access – cars, buses, and lorries must follow diversions
🔸 Pedestrians and cyclists will still be allowed through
🔸 National Express services will temporarily relocate from Pool Valley to the southwestern corner of Old Steine
When Will the Road Reopen?
The work to make the structure safe is expected to start over the weekend and continue into next week. The road will remain closed until engineers confirm it is safe for public use.
Official Statement from Brighton & Hove Council
Councillor Trevor Muten, Cabinet Member for Transport, Parking and Public Realm, said:
“While this will cause major disruption in the city centre, public safety is our top priority. We must take all necessary measures to reduce any risk.
“The responsibility for making the structure safe, notifying affected residents and businesses, and covering the costs, rests with Britannia Hotels. However, the council will oversee the work to ensure public safety.
“We have stressed to Britannia the urgency of this work and the need to reopen the road as quickly as possible.
“We apologise for the inconvenience and thank residents and visitors for their patience while this work takes place.”
